Total Move-In Cost

The total move-in cost will be determined once your rental application has been fully processed. Please completely read our Rental Criteria. While each application is individually screened, the entire party’s additional deposit will be assessed according to the highest risk applicant.

Deposits/Fees

  • Nonrefundable Application Fee $35.00 per person; 18 years of age or older.
  • Deposit to Hold the premises; due within 24 hours of approval; becomes the Security Deposit at move-in. 

Renter’s Insurance Required

Renter’s Insurance is required for a minimum of $500,000.00 legal liability, that lists all residents as insured. As well, CoRental Property Management, Inc. at 435 S Main Street Kalispell, MT 59901 must be listed as an “additional insured”, so that the insurance company will notify CoRental in the event of a cancellation or change in policy status and to ensure coverage for damages or injuries on the rented premises. Resident may purchase required insurance from an insurance agency of their choosing. Coverage is required to be maintained for duration of tenancy.

Animals

Only select properties managed by CoRental Property Management, Inc. are “pet friendly” or “pet negotiable”.

  • Number, type of animal, size, breed, etc. of pet is the discretion of the property owner. 
  • Pet Deposits, Fees, and/or monthly Pet Rent, if applicable, is the discretion of the property owner. 
  • Please refer to each property advertisement for specific details on whether pets would be considered. 
  • Animal photos and descriptions are required at the time of application.
  • Provide verification of the need for assistance animal(s) with your application. 

Utilities

Tenant responsibility for utilities varies from property to property. Please refer to each property advertisement for specific details. Tenant accounts must be active on the lease start date.

Smoking

All CoRental Property Management, Inc. managed properties are 100% nonsmoking of any variety.

Income Requirements

The applicant party’s gross income must meet or exceed 3 times the monthly rent. Proof of income must clearly state the following: payor, payee, address, statement or pay period dates.

  • The most recent 30-Days' worth of paystubs are required (we may request more).
  • For other income: (e.g.: self-employment, government benefits, retirement, etc.) 90-Days' worth of bank statements, showing deposits is required. 
  • If current source of income will be ending, please provide one of the following:

o   A verifiable job offer letter; it must show your hire date and wage.

o   Alternatively, you may submit 90-Days’ worth of bank statements showing a balance equal to or greater than 3 times the rent, times the term of the lease. 

Credit History

Desired credit score of 650+. However, tradelines will be individually evaluated. Poor payment history may result in denial. 

  • No credit history may require a guarantor/co-signer and/or an additional deposit. See Guarantor/Co-signer
  • Derogatory remarks such as bankruptcy, property debt, utility debt, etc., may result in denial. Guarantor/Co-signer would not be considered. 

Rental History

A minimum of 12 months’ rental (or mortgage) history, from a third party is desired. Recent military enrollment of at least 12 months will also be considered valid rental history. We reserve the right to contact multiple landlords.

  • Any instance that 12 months of rental history cannot be obtained (may be a combination of landlords) we may require an additional deposit and/or guarantor/co-signer. See Guarantor/Co-signer
  • Denial for residency may occur if you have:

o   An eviction in the last 7 years.

o   An unpaid housing balance or collection in the last 7 years.

o   2 or more NSF payments within the most recent 12-month period.

o   2 or more notices for non-payment of rent within the most recent 12-month period.

o   A landlord who states they would not re-rent due to a violation of the written rental agreement. 

Criminal

Denial for residency may occur if you have criminal charges involving violent or sexual offenses or manufacturing and/or distributing of a controlled substance. Recency and severity of the offenses will be considered.

  • An infraction or violation (e.g.: fishing without a license, parking or speeding tickets, DUI/DWI, etc.) will likely not result in denial.  

Guarantor/Co-signer

Guarantor/Co-signer’s credit score must be 700+, have no derogatory rental/mortgage or criminal history or references. Guarantor/Co-signer must provide proof of gross income meeting or exceeding 6 times the monthly rent. The Guarantor/Co-signer would be responsible for the entire applicant party. If the applicant party has derogatory remarks on their credit, a guarantor/co-signer will not be considered.

Additional Info

All persons, 18 years of age or older must complete a rental application; this includes a guarantor/co-signer if applicable. All other occupants must be listed on the application (e.g.: occupants younger than 18 years of age)

  • Applications must be filled out completely, including providing proof of income, valid government issued photo ID, and animal photos is applicable. 
  • Denial of at least one Applicant in the party, will result in full denial for all other applicants for a period of 90-Days. 
  • Falsification or lack of necessary information will be grounds for denial.
