We use many resources when marketing your property. We advertise properties on our website, FaceBook, Craigslist, Zillow and all its affiliates (Trulia, HotPads, Rent.com, ApartmentGuide, Redfin, Realtor.com, etc). and we can place a sign at the property.
We follow federal and state guidelines. We qualify on the following: credit screening, rental history, criminal background, employment verification and character references.
We utilize various methods to determine a rental value, be it simple or complex. It’s important to understand the market trends when determining your rent amount. Based on our extensive knowledge and experience with most communities in northwest Montana, we are able to determine the right price that will help your home to rent quickly.
There are many factors that contribute to a property's value. Location, price and condition of the home play the largest role. It is difficult to say that your home will rent in a specific timeframe but if your property is in good condition and priced right, it should rent quickly. A typical home will rent in 45 days on average. It could rent in a week or it may take longer than the average based on market conditions and other factors as we mentioned above.

Our tenants have the option of emailing or calling in a maintenance request. Our vendors are required to contact the tenant to make arrangements with the tenant of an agreed upon time for assessment/repair. If the tenant has an emergency maintenance issue, after hours, they call our office and follow the prompts to report an emergency. We return those calls within 1 hour. These issues (such as water, sewer, etc.) typically require immediate approval and will be repaired within 3 business days.
Our management agreements are for 1 year and automatically renew on a month-to-month basis.
We can pay the following: Utilities, HOA fees, and maintenance done through CoRental. Any other bills will be
the responsibility of owner.
We charge a monthly fee for
full-service management services. There are no start up fees or hidden fees
